  It means that they have tentatively approved the loan but there is still some work that needs to be done before final approval.

  Means they are checking other info before final approval. If you have lousy credit it means hell no, if you have good credit for a couple of years and a good job it means after they do they leg work they will probably approve you. Actually it just means they have your app.

  Its just pending approval. By the sound of it, they probably have not even looked at it yet.
